Deposit Policy: 25% is due at the time of booking for bookings made more than 30 days before arrival. Balance in full is due 30 days prior to arrival. Bookings made within 30 days of arrival require full payment at the time of booking. Reservations with outstanding balances after this deadline are subject to automatic cancellation without notice, and any subsequent rebooking will reflect current market pricing and availability.
Cancellation Policy: Cancellations made prior to 30 days of arrival will receive a full refund. Cancellations made within 30 days of your original scheduled arrival date are non-refundable, and there are no refunds for early departures, regardless of the reason, including weather or hurricanes. We strongly recommend purchasing travel insurance from a trusted provider to protect against unexpected cancellations or disruptions. This policy is strictly enforced, and no exceptions will be made.
Daily housekeeping services are not provided. In-stay services such as housekeeping visits, towel exchanges, and toiletry and paper product replenishments are not provided during your stay. A departure cleaning fee is included.
Minimum check-in age is 25. Check-in: After 4 p.m. | Check-out: Before 10 a.m.
Rates are subject to a resort fee and state/local taxes and are subject to change without notice. Due to rare technical issues, all rates are final when approved by the resort.
A $250 credit card pre-authorization is required 48 hours prior to check-in and will be released within 10 days of departure. It will only be charged for damages, missing items, excessive cleaning, unpaid balances, or failure to check out by 10 a.m.
Resort and accommodations are NON-SMOKING (indoors and outdoors). Violations result in a minimum $200 fine and possible eviction.
No pets allowed; a $500 fine applies if a pet is brought into a unit. Service animals performing a specific duty must be registered. Emotional support animals are not permitted.
Please note the maximum occupancy for your room type. Guests ages 17 and older: an additional $10 per person, per night may apply; children 16 and under stay free within maximum occupancy.
Reservations are not transferable.
If paying with Affirm: A credit card is required for security deposit, additional services, upgrades, vehicle registration, and any charges beyond the initial booking amount.
PARKING
Forest Dunes Resort: A $10/night vehicle registration fee is charged prior to arrival. One vehicle permitted for one- and two-bedroom units; up to two for three-bedrooms. Motorcycles, trailers, golf carts, and related equipment are not allowed on property.
Boardwalk Beach Resort: One vehicle permitted per reservation.
